To clean your air conditioner drain, first shut off the power to your unit at both the thermostat and the breaker. Then remove the drain pan. If the pan is full of water, soak up the liquid with a few towels or rags or use a wet vacuum. You can use a solution of water and distilled vinegar, or substitute peroxide for the vinegar, to clean out the drain pipe. Let the pipe sit for a while in the solution and then put all the parts back in place. Once you start using your air conditioner on a regular basis, check it periodically to ensure condensation isn't building up.

The performance of vapor compression refrigeration cycles is limited by thermodynamics. These air conditioning and heat pump devices move heat rather than convert it from one form to another, so thermal efficiencies do not appropriately describe the performance of these devices. The Coefficient-of-Performance (COP) measures performance, but this dimensionless measure has not been adopted. Instead, the Energy Efficiency Ratio (EER) has traditionally been used to characterize the performance of many HVAC systems. EER is the Energy Efficiency Ratio based on a 35 °C (95 °F) outdoor temperature. To more accurately describe the performance of air conditioning equipment over a typical cooling season a modified version of the EER, the Seasonal Energy Efficiency Ratio (SEER), or in Europe the ESEER, is used. SEER ratings are based on seasonal temperature averages instead of a constant 35 °C (95 °F) outdoor temperature. The current industry minimum SEER rating is 14 SEER.
Restoring or replacing an aging unit can get expensive. Invest in a new model if your utility bills are rising and you notice uneven air flow and temperatures throughout your property. Nothing. So, I look them up on Yelp. Good reviews with a few bad goods added, plus a Yelp deal. I gave them a call, the at about 6 pm. I know, 6pm on a Saturday, who's going to come out, well, they did. They woman, I assume their receptionist, answers and I told her I need someone out here. She assured me someone will call me back in 15 mins. Half hour to 45 mins later, no calls from them. I figured maybe they wrote the number down wrong, it happens. So, I called them again. They got the number correct, got my name and address correct, and was told they will call me back in 10 mins. I even asked if this is something they don't do, as in services on a Saturday night. I was told by the receptionist that they do and I would just be ok calling another company if they is not part of their services. They again assured me someone WILL call me in 10 mins. Well, unless their definition of 10 mins is never, then they got it wrong as I am still waiting to be called 5 days later.

If the condenser coils are clogged, the compressor can overheat and shut down. You’ll experience intermittent periods of minimal cooling, followed by no cooling. Even if you’re “sure” the condenser coils are clean, clean them again. Turn off the power. Flip the air conditioning service and furnace circuit breakers in your main electrical panel to the “Off” position. Next, turn off the power switch right at the furnace or air handler. Then yank the disconnect block (Photo 1) and clean the condenser coils (Photo 2). If the air conditioning service still doesn’t work properly after you’ve cleaned the condenser coils, installed a new filter and opened all the supply vents, proceed with the following repairs.
