The condenser fan moves air across the coil to increase the transfer of heat. It is critical to the system. Obstructing the flow of air will not only reduce efficiency, but can lead to compressor failure. Keep debris and objects away from the coil and fan to allow maximum air flow. Some condenser fan motors have sealed bearings, others need lubrication. Damage to the fan can occur if removed improperly. Have a qualified serviceman handle the lubricating if needed.

SEER is related to the coefficient of performance (COP) commonly used in thermodynamics and also to the Energy Efficiency Ratio (EER). The EER is the efficiency rating for the equipment at a particular pair of external and internal temperatures, while SEER is calculated over a whole range of external temperatures (i.e., the temperature distribution for the geographical location of the SEER test). SEER is unusual in that it is composed of an Imperial unit divided by an SI unit. The COP is a ratio with the same metric units of energy (joules) in both the numerator and denominator. They cancel out, leaving a dimensionless quantity. Formulas for the approximate conversion between SEER and EER or COP are available.
The main problem when installing a multi-split system is the laying of long refrigerant lines for connecting the external unit to the internal ones. While installing a separate split system, workers try to locate both units opposite to each other, where the length of the line is minimal. Installing a multi-split system creates more difficulties, since some of indoor units can be located far from the outside. The first models of multi-split systems had one common control system that did not allow you to set the air conditioning individually for each room. However, now the market has a wide selection of multi-split systems, in which the functional characteristics of indoor units operate separately from each other.
Inside the unit, the air passes over the evaporator coil first, and is cooled and dehumidified. The now dehumidified, cold air then passes over the condenser coil where it is warmed up again. Then the air is released back into the room. The unit produces warm, dehumidified air and can usually be placed freely in the environment (room) that is to be conditioned.

You most likely have a serious refrigerant leak and it needs to be repaired. Leaking units do not operate efficiently; take their toll on the environment, and can cause serious HVAC mechanical problems in the future. In 1758, Benjamin Franklin and John Hadley, a chemistry professor at Cambridge University, conducted an experiment to explore the principle of evaporation as a means to rapidly cool an object. Franklin and Hadley confirmed that evaporation of highly volatile liquids (such as alcohol and ether) could be used to drive down the temperature of an object past the freezing point of water. They conducted their experiment with the bulb of a mercury thermometer as their object and with a bellows used to speed up the evaporation. They lowered the temperature of the thermometer bulb down to −14 °C (7 °F) while the ambient temperature was 18 °C (64 °F). Franklin noted that, soon after they passed the freezing point of water 0 °C (32 °F), a thin film of ice formed on the surface of the thermometer's bulb and that the ice mass was about 6 mm (1⁄4 in) thick when they stopped the experiment upon reaching −14 °C (7 °F). Franklin concluded: "From this experiment one may see the possibility of freezing a man to death on a warm summer's day."
