The hot, compressed refrigerant vapor is now at a temperature and pressure at which it can be condensed and is routed through a condenser. The removal of this heat can be greatly augmented by pouring water over the condenser coils, making it much cooler when it hits the expansion valve.

Before we get into the different AC repairs and replacements that John Moore offers, it’s important to understand the basic operating principles of your AC system. There are two types of systems: electric and natural gas. Electric AC systems use an air handler to blow air through your home while natural gas systems use a furnace. Both furnaces and air handlers are typically located in the attic.
Some systems include an "economizer mode", which is sometimes called a "free-cooling mode". When economizing, the control system will open (fully or partially) the outside air damper and close (fully or partially) the return air damper. This will cause fresh, outside air to be supplied to the system. When the outside air is cooler than the demanded cool air, this will allow the demand to be met without using the mechanical supply of cooling (typically chilled water or a direct expansion "DX" unit), thus saving energy. The control system can compare the temperature of the outside air vs. return air, or it can compare the enthalpy of the air, as is frequently done in climates where humidity is more of an issue. In both cases, the outside air must be less energetic than the return air for the system to enter the economizer mode.
The selection of the working fluids (refrigerants) has a significant impact not only on the performance of the air conditioners but on the environment as well. Most refrigerants used for air conditioning contribute to global warming, and many also deplete the ozone layer. CFCs, HCFCs, and HFCs are potent greenhouse gases when leaked to the atmosphere.
If your heating system is not running efficiently, it will not heat your home effectively. A good sign you have an inefficient heater is if you notice some rooms in your house aren’t heating to the temperature you set. Older systems could have difficulty heating your entire household, and you’ll know this if you notice some rooms are warmer than others.
Evaporative coolers tend to feel as if they are not working during times of high humidity, when there is not much dry air with which the coolers can work to make the air as cool as possible for dwelling occupants. Unlike other types of air conditioners, evaporative coolers rely on the outside air to be channeled through cooler pads that cool the air before it reaches the inside of a house through its air duct system; this cooled outside air must be allowed to push the warmer air within the house out through an exhaust opening such as an open door or window. These coolers cost less and are mechanically simple to understand and maintain.
2) Keep your coils clean. The AC coils and fins on the outside of your unit need to be kept clean and clear of obstructions. Leaves and other debris sometimes accumulate around your unit. If obstructions are present, your unit must work harder to function than it should. You can clean your unit with a regular garden hose and a broom. Do not use a pressure washer, as the strong spray could cause harm to your system. A little bit of housekeeping in this regard goes far toward keeping your air conditioner working optimally.
